Littleton combines manageable home prices, generous lot sizes in many neighborhoods, and solid rental demand from C-470 corridor employers. The city has updated its code to comply with HB 24-1152, enabling by-right ADU approval on single-family lots.
Littleton allows ADUs on single-family lots through administrative approval. Setbacks mirror those applied to the primary dwelling (typically 5 feet sides and rear). The public hearing requirement has been eliminated under HB 24-1152. Maximum size is 800 sq ft in most zones. No off-street parking is required for ADUs in most circumstances.
Detached Backyard Cottages ($165K–$330K): Many Littleton neighborhoods near Sterne Park and downtown have lots that accommodate rear detached construction. Strong long-term rental demand makes these the best return on investment.
Basement ADUs ($35K–$105K): Older ranch-style homes throughout Littleton are strong basement conversion candidates, especially those with walk-out configurations on sloped lots.
Garage Conversions ($40K–$120K): Detached garages on established Littleton properties convert efficiently into studio or one-bedroom units.
