Under HB 24-1152, Arvada must allow at least one ADU on any single-family lot. The city has eliminated public hearings for ADU applications — if your plans meet objective standards, approval is administrative. Setbacks mirror those applied to other accessory structures (typically 5 feet on sides and rear). Lot coverage and utility connection requirements vary by zone district.
Garage Conversions ($45K–$130K): Many Arvada homes have detached garages with enough square footage for a studio or one-bedroom ADU. This is often the fastest path to a permitted unit.
Basement ADUs ($35K–$100K): Ranch-style homes common in Arvada frequently have unfinished basements with high ceilings and walk-out potential — excellent candidates for conversion.
