Golden combines some of the strongest rental demand in the Denver metro — driven by Colorado School of Mines, Clear Creek outdoor recreation, and proximity to major employers along US-6 — with a relatively small housing stock. HB 24-1152 applies to Golden, enabling ADU construction on single-family lots.
ADU permits in Golden follow administrative approval under HB 24-1152. Properties in Golden’s historic district may face additional design review — exterior materials, window proportions, and roof form must be compatible with the historic streetscape. This doesn’t prevent ADU construction, but it shapes design choices and may extend review timelines.
Outside historic areas, standard setback rules apply (5 feet sides and rear for accessory structures). No off-street parking is required for ADUs in most circumstances.
Basement ADUs ($40K–$110K): Older Golden homes frequently have unfinished basements with good ceiling heights. Basement conversions sidestep many exterior design review concerns in historic areas.
Detached Backyard Cottages ($175K–$340K): Properties with rear yard space benefit from strong Mines-driven rental demand. A well-designed cottage can rent for $1,800–$2,500/month.
Garage Conversions ($45K–$125K): Detached garages are common in Golden’s older neighborhoods and convert efficiently without triggering as much historic review as new construction.
